h gasoline approaching $4.00 a gallon [link widoczny dla zalogowanych], we need to save energy wherever we can, and our home is a great place to start. Is your home leaking money like a sieve? One of the ways you can learn how to plug this leak is by hiring an energy auditor. A home Energy Audit will check out your home's energy efficiency. Energy auditors are trained to look for places where you are losing money heating and cooling your home as well as other areas. Start by Googling "Home Energy Audit" in your area or consulting your GREEN REALTOR? or even the yellow pages. A good auditor will use various high-tech tools such as infrared cameras, depressurizing fans, moisture meters and smoke blowers (or pencils). The auditor may install a whole house fan over an outside doorway to pressurize your home. Under this pressure, a smoke pencil is held along electrical outlets [link widoczny dla zalogowanych], windows, doors and other areas to aid in showing where your money is escaping. The auditor may also use a moisture meter to determine excessively moist areas of your home. High RH or Relative Humidity can make a home's inhabitants feel uncomfortable and add to high energy costs. Once these energy loss areas are located, the auditor will suggest possible solutions- to be accomplished by professionals or sometimes the homeowner depending on individual knowledge, time and skills. Solutions may be as simple as caulking gaps on the exterior of the homes siding with a good silicone sealant and adding insulative foam electric outlet sealers to go behind your home's electrical outlet switch plates with plug in outlet covers to reduce drafts and air loss. Other more extensive energy saving features may aid in lowering fuel costs as well. Among these are adding attic insulation [link widoczny dla zalogowanych], Low E glass windows, high SEER HVAC system (13 or better), tankless water heater and Energy Star appliances.
One of our agents first Energy Audit was done on an old home in Corpus Christi in the ‘80's. It had little insulation in the attic and no insulation in the walls. On pier and beam with hardwood floors, there was no insulation underneath the home as well. By the time she accomplished the auditor's suggestions, my gas and electric bills had decreased substantially. I am sold on this as one way to check any home's performance- whether old, new, "energy efficient" or not. An energy audit helps homeowners to see how to retrofit homes that were not originally built for superior energy efficiency performance.
Her second audit was done on another home, a '97 model 2 story with zoned HVAC - meaning, 1 heater and 1 air conditioning unit for each floor. Every time I have one done, she learns more. For instance, at this audit, she learned more about the way air flow works. Her type HVAC works best and is therefore more efficient when all bedroom doors are left open. She is sold on this as one way to check any home's performance- whether old, new, "energy efficient" or not. An energy audit helps homeowners to see how to retrofit homes that were not originally built for superior energy efficiency performance.
